- Who built IntellectSpect?
- IntellectSpect is built by a home inspector for home inspectors — software shaped by real inspection work in the field and the office, not a generic form tool with inspection bolted on.
- How does the free trial work?
- Companies start at /trial with a CAPTCHA check. The company is created immediately. You get 5 inspections. Client emails, client links, and PDF download stay off until your company is activated for live use. Book a 20-minute onboarding slot at /onboarding to import comments and one agreement.
- What is included in the $139 seat?
- All AI (voice fill and photo / video Analyze), financial reports, contracts, Interac and card payments, client portal, scheduling, email triggers, the web app, and the phone app for iOS and Android. There are no AI module upsells and no per-photo or per-clip fees — no limit on photos, and video on findings is included. Report chrome can print in English, Français, or Español. We do not charge extra for almost anything you need; what’s best for your company is what we care about. The only volume fee is $2 per report after 20.
- Is there a limit on photos?
- No report-wide photo quota and no per-photo fees. Shoot what the house needs — photos are included in the $139 seat, not sold in packages. Document every system without metering shots. Video clips are included the same way: record or attach on a finding, no per-clip fee.
- Can we put video on a report?
- Yes. Inspectors record or attach a short MP4 or MOV on a finding — web and phone. The finished client report can play the clip. Analyze drafts description, implication, recommendation, and severity from stills of that clip (not the raw file). You edit, then save. No per-clip fee.
- Can reports print in French or Spanish?
- Yes. Company Setup → Report language offers English, Français, and Español. That switches finished-report and repair-list chrome — section titles, Finding 3 of 12, dates, default severity labels, and Print / Save as PDF. Inspector wording stays as typed. Official WETT PDFs stay English. The inspector app stays English. This is not a machine translation of your findings.
- Is the phone app available for iOS and Android?
- Yes. The IntellectSpect phone app is available for both iOS and Android. Inspectors get the same report workflow on either phone, and it stays in sync with the web app.
- Do you charge extra for AI, mobile, or finance modules?
- No. We do not charge extra for almost anything on the product — AI, photos, video, report language chrome, finance reports, contracts, payments, client portal, scheduling, web, and the iOS / Android phone app are in the seat. What’s best for you is what we care about. The only volume fee is $2 per report after 20 in a month.
- What happens after 20 reports in a month?
- Each inspector seat includes the first 20 inspection reports that month. Every report after 20 is $2 — except the first live month, which is unlimited (no $2 overage). The first three live months are $99 per inspector, then $139. A Canada company is billed in CAD plus GST/HST, QST, or PST for their province. A US company is billed in USD with no tax on that invoice. Same sticker amounts.
- Do Canadian inspectors get CAD pricing?
- Yes. A Canada company (tax region in Canada) bills seats and report overage in CAD, plus GST/HST, QST, or PST for that province (13% HST in Ontario, 5% GST + 9.975% QST in Quebec, 5% GST + 7% PST in BC, 5% GST in Alberta, and so on). A US company bills in USD with no IntellectSpect tax. The sticker is $139 per inspector per month after the first three live months at $99, plus $2 per report after 20. Inspection fees you charge clients use that same company currency, and the tax rate on Payments is what you charge those clients.
- Do you charge tax on the subscription?
- Yes for Canadian companies: GST/HST, QST, and PST are added on the $139 / $2 invoice using the company’s province (HST where it applies; Quebec GST+QST; BC, Saskatchewan, and Manitoba GST+PST; otherwise 5% GST). That is IntellectSpect’s tax, not the custom rate on Payments. US companies are not charged tax on seats or overage. The Payments tax rate is what the company charges its inspection clients.
- Can inspectors import their own comments into their templates?
- Yes. Keep the finding wording that works — description, implication, and recommendation — in your comment templates, not stuck on a single report. Tap those templates into any later job so you are not retyping the same comment every inspection. Same idea on web and phone.
- Can two inspectors work the same report?
- Yes. Team reports work on web and phone. The lead inspector or a company admin adds a teammate on Conditions. Collaborators open and edit the same report, and each person sees the other’s saved updates within a few seconds.
- Can we use our own wording and templates without a long rebuild?
- Yes — that is the gap IntellectSpect is built for. Import your own comments into your templates, bring in your contracts and SOP files (or start from platform templates), tune email and booking wording in admin, then add materials options for this house or save them on this device while you inspect. You do not wait on a 30-day custom rebuild to adapt the job.
- Does offline actually work in basements and rural houses?
- The phone keeps a working draft on the device when signal drops, shows an Offline banner so you know it saved, queues voice fills until you are back online, and syncs pending findings when the connection returns. AI fill still needs the network when it runs — we queue it instead of pretending. Built for basements, rural sites, and metal roofs where cloud “offline” usually dies.
- Is the phone app the same as the web app?
- Inspectors use the same tabs, fields, conditions, team reports, and defect workflow on web and in the IntellectSpect phone app for iOS and Android, including a working draft and queues when the job site has no signal. Company admin and the owner console are web-only.
- How do clients sign, pay, and get the report?
- Clients use the request link to review and sign the agreement and to pay by Interac, card, USD ACH, or Pay at close. When you release the report, they and listing agents can email themselves a two-hour sign-in link using the email already on the job. Agents can also open /agent for an inbox of released reports. Username and password still work as a backup. The repair request list prints from the same portal and can show an Est. $ range such as 800-1200.
- Can I see if a save actually landed?
- Yes. Report details autosave on web and phone. A Saved / Saving / Not saved line tells you if a field, photo, or finding actually landed. Fix a finding in place — no duplicate comments.
- How are inspection photos stored?
- New photos and video clips store as files (Vercel Blob in production) so reports stay fast as the job grows. Legacy photos already in the database still display. If Analyze or saving a photo or video fails, the thumbnail stays on the tab with Retry — the media is not discarded. Analyze on a video uses stills from the clip.
- What is the playbook?
- The playbook is the office and field standard at /playbook. Company admins also have Today (today’s jobs, unsigned, unpaid, stale drafts) and company comment language. Inspectors keep wording and tap templates into later findings on a system tab.
- Do you mine or sell our clients?
- No. We don’t mine your clients — and never will. Inspection data belongs to your company. Clients reach reports only through credentials you issue for that job. We do not sell, rent, or harvest your client list for our own marketing or lead funnels.
- Will we see ads in the product?
- No. You’ll never see an ad on any IntellectSpect platform — web app, phone app, client portal, or marketing site. Your seat pays for the product. We do not run banners, sponsored clutter, or ad networks in the product.
- How do you compare to Hive?
- Hive (hiveinspect.com) is an AI-first writer at $99/month with unlimited reports and a 5-report instant trial. IntellectSpect is $139 per inspector plus $2 after 20 reports — first three live months $99/seat, first live month unlimited reports — with an instant CAPTCHA trial (5 inspections; trial can print and email the finished report; booking emails, SMS, and follow-up drips wait until you go live). - Do you charge for a website or SEO?
- No. Hive sells website/SEO as an extra. Your $139 seat includes the public shop. Today each company has /book/{slug} — logo, tagline, service area, hours, reviews, types, and the book form. At go-live that shop is five pages: Home, Services, Book, Reviews, and Contact, filled from Booking. We do not sell monthly SEO or write city pages for a fee. If a shop wants rankings work, they hire a local marketer.
- What happens to older reports?
- Reports archive six calendar months after the inspection date. Inspectors cannot edit archived reports until a company admin unlocks them. Client portal access is also blocked while a report is archived.
