Offline that isn’t theatre
Cloud tools advertise offline. Inspectors know the truth: reconnect is slow, some tasks still need the internet, photo orientation doesn’t stick, and you don’t trust the save until you’re back on Wi‑Fi. That is where field work dies.
The working draft stays on the device when signal drops. An Offline banner says so, so you are not guessing whether the crawlspace notes stuck.
Dictate on a dead signal. Voice fills queue on the phone and process when you are back online: no spinner staring contest under a metal roof.
Pending findings upload when the phone can reach the server again. Back online means catch-up, not start over.
Basements, rural roads, and metal roofs are normal job sites, not edge cases. Keep inspecting on the phone instead of waiting for Wi‑Fi to believe the save.

Clients and listing agents email themselves a sign-in link. Username and password still work as a backup. The repair request list is ready to print: no extra hunt through generated logins.
Inspectors or the office attach a third-party report on Conditions (radon, mold, sewer, termite, water, asbestos, or other; PDF, image, or office document). It lists on the finished report and the client portal in its own Third-party reports list, not mixed into findings, and goes out with the report email on release. Up to 15 MB each. See public samples at /sample-reports. A shop can also publish redacted finished jobs on /book/{slug}/samples (no client names or addresses, never a live /c link).
Upload your company agreements or use platform templates. Have a lawyer review them for your situation: your company assumes all responsibility for their use. Clients review and sign on the request link.
Every agreement on the request link is filled from the booking before the client sees it: client name and contact, company name, address and phone, inspector, property address, inspection date, fee, tax and total, and the province or state from your tax region. Your own HTML or text agreements take the same {{fields}}. No blanks for the client to fill.
Clients pay through Interac e-Transfer at their bank, or by card when the company connects Stripe. Companies track paid status on the inspection; tax rates and payment settings live in admin. The report is not released to the client until the agreement is signed, the job is paid, and the inspector marks it complete. Pay at close (the US title-company practice) is off unless a shop turns it on.
Booked, contract sent, time confirmed, inspection completed, and payment requested: each can email the client, agent, and inspector with the right link.
Your seat includes the public shop. Each company gets five pages at /book/{slug}: Home, Services, Book, Reviews, Contact, filled from Booking (logo, area, hours, reviews, types). We do not sell monthly SEO. A shop can also publish redacted sample jobs on an optional Samples page. That extra is not a sixth marketed page and not a website-builder product.
Today and Finance can show this shop vs anonymized fee, turnaround, and review-request averages in your province or state. CAD and USD stay split. At least five opted-in shops in that area, or the number stays hidden. Opt in on Finance. The site owner can see the same aggregates. We do not show another shop’s books.
Jobs fill a shop CRM: clients and agents, a pipeline from lead to won or lost, and follow-up tasks on Today and on that inspector’s phone list. Import a CSV, send email campaigns from the shop from-email, or text people who already opted in. Mailchimp is optional audience sync. Agents stays the realtor rollup with book-again links. Automated job emails stay on Emails.
Today board, CRM pipeline, playbook, company comment language, schedule, inspector credentials, calendar feeds, contracts library, finance views, opt-in regional averages, and a six-month report archive lock that company admins can unlock when needed.
Company admins ask Admin AI to list inspectors and types, summarize this shop’s finance, check Stripe or QuickBooks, create an inspector, deactivate one, or reset a password. Writes preview first: say yes before anything is created. The shop assistant cannot see other companies. Site owner and office staff have a separate platform AI with only the rights they already have. Inspectors do not get Admin AI, and the marketing site is not a god-mode console.
Fill Report, Analyze, booking-from-notes, and Shop AI use IntellectSpect AI in the seat. Company admins can paste this shop’s OpenAI key on Setup → Your AI and bill OpenAI directly. Disconnect to return to the included AI. Help chat and the 855 line stay on IntellectSpect.
Inspectors chat the office admin from a chat button on the iOS and Android phone app, and on the web report, for that job. Chat with office is on multi-inspector shops; solo shops do not show that button. Every signed-in page and the phone also has Chat with IntellectSpect: a live human thread, not Help AI.
Set dollars per mile on Payments. Inspectors enter miles on Conditions (web and phone). Finance and the inspector-pay CSV include Miles and Mileage pay. Mileage is how you pay inspectors, not a client fee.
Finance shows collected income, inspector pay, office share, mileage, A/R aging, and payments by client. Pick percent, fixed, or hybrid inspector pay on Setup. Escrow on Client release is a payment state (held, released, refunded), not a bank account.
Report details autosave on web and phone. A Saved / Saving / Not saved line tells you if a field, photo, or finding actually landed. Fix a finding in place: no duplicate comments.
Inspection photos store as files (Vercel Blob in production). Reports stay fast as the job grows. Old data-URL photos still open. Equirectangular 360 photos look around on the web report, the client portal, and the phone.

We do not name other inspection writers. This is what is in the $139 seat today: the report, the office, and the phone app together. Not a desktop writer taped to a separate scheduling tool, and not a cloud writer that sells photos, AI, mobile, or finance as add-ons.
What we do
Booking, agreements, payment, the inspection on web and phone, and a client report agents actually open. Every line below is in the product today.
After you create the company and sign in (welcome email, then authenticator), Setup offers Setup AI. Photos store as files with a short URL on the report. The client report looks the same: a two-hundred-photo job stays fast.
Web and phone show Saved, Saving, or Not saved. Conditions autosave. Findings can be edited in place instead of duplicated.

Email the address already on the job and get a two-hour sign-in link. Realtors also have /agent: a realtor inspection portal for upcoming jobs and released reports. Opening the email link keeps them signed in. The repair request list prints from the same client portal.
The request link fills each agreement from the booking: client, company, inspector, property, date, fee, tax, total, and the province or state from your tax region. Your own HTML or text agreements use the same fields.
Attach a radon, sewer, or termite PDF on Conditions. It lists on the finished report and the client portal, separate from our findings. Public samples are at /sample-reports.

Evening-before and hours-before reminders can email and SMS the client and agent phones on the job when Twilio is set; each reminder text fits one segment. Follow-up emails and texts wait hours or days after booked, the inspection, completed, paid, or signed, using the channel, audience, and wording the company writes. Replies land in the shop Texts inbox. Inspectors can text that job from the report. STOP still opts the number out. The same 855 answers with AI and forwards to that shop’s office during hours. Callers who are not already a shop client reach IntellectSpect.
The public shop is in the seat: no website/SEO fee, and we do not sell monthly SEO. Each company gets five pages at /book/{slug}: Home, Services, Book, Reviews, and Contact, filled from Booking (logo, tagline, service area, hours, reviews, types). Optional redacted samples can appear at /book/{slug}/samples. That extra is not sold as a website or SEO product.
After Complete, wait 2 hours, then email the client a rating page (SMS too when they opted in). 4 and 5 stars go to the shop review URL. 1 to 3 stars stay private. Off until the company turns it on under Emails. Not a paid add-on.
One Est. $ box on web and phone. Type 800 or 800-1200. Clients and agents see the range and a ranged total.
Home inspections include an Appliances tab. Analyze fills Type, Brand, Model, Serial, Manufacture Year, and Estimated Age from a readable nameplate.
Company Setup holds a shop list (name, phone, zip, optional trade). Inspectors pick those people on a finding on web and phone. The digital report prints the snapshot. Not a marketplace, and IntellectSpect does not take a cut.
Card to the company’s Stripe, with Apple Pay and Google Pay on that Checkout when the device supports them, and Affirm when Stripe has it on. USD clients can pick a separate ACH / bank transfer Checkout with no card fee. CAD clients can pick Canadian bank debit (PAD). Pay at close (the US title-company practice) is an option a shop can turn on; it is off by default. Canada still has Interac. Nothing reaches the client until the agreement is signed, the job is paid, and the inspector marks it complete.
