Simple pricing for inspection teams

$139 per inspector each month, plus $2 per inspection report after 20 reports in that month. The first three live months are $99 per inspector. The first live month is unlimited reports: no $2 overage. After that month, $2 after 20. We do not charge extra for almost anything you need on the job: AI, photos, video, English / Français / Español report chrome, finance, contracts, web and mobile. What’s best for your company is what we care about.

How we go above the rest

What we do different, and how we go above the competitors

We do not name other inspection writers. This is what is in the $139 seat today: the report, the office, and the phone app together. Not a desktop writer taped to a separate scheduling tool, and not a cloud writer that sells photos, AI, mobile, or finance as add-ons.

  • One product for the field and the office: booking, agreements, the inspection, payments, and the client portal. Not a report writer in one place and the calendar in another.
  • The same report on the website and on the iOS and Android phone app: same tabs, fields, findings, and team jobs.
  • Onboarding in 20 minutes: Setup AI after you sign in, then a Calendly slot to import your comments and one agreement. Included in the seat. Not a 30-day custom rebuild.
    • The company admin answers Setup AI as multiple-choice questions. It writes tax region, currency, inspection types, fees, SOP, agreements, booking, report language, and which calendar to use from those answers, so the shop fills in automatically.
    • Skip it if you prefer the checklist. Connect Stripe or Interac on Payments. Run Setup AI again from Setup, or from Office on the phone.

What do you do different from other inspection software?
We do not name other writers. The $139 seat is the report, the office, and the phone app together: no photo packages, no AI modules, no technology fee on your client's card, mileage as inspector payroll, and a 20-minute onboarding slot that is included. Horizon is shutting down. Can we move to IntellectSpect?
Yes, and you are welcome. Horizon is shutting down mid-December. Import your Horizon comments and templates on Setup → Move here, or on Profile, book a 20-minute onboarding slot at /onboarding to bring comments and one agreement over, and land before the cutoff. Pricing is $139 per inspector plus $2 after 20 reports: first three live months $99/seat, first live month unlimited reports. Read /horizon for the steps. How does the free trial work?
Join the waiting list at /trial. CAPTCHA is required. IntellectSpect reviews the application before a company is created. After approval you get 5 fully functional live inspections as one inspector: write the report, print it, email it, and send client links. Go live to add a team.
What is included in the $139 seat?
All AI (voice fill and photo / video Analyze, plus Admin AI for company admins), Your AI (included IntellectSpect AI, or this shop’s OpenAI key), live chat, inspector mileage pay, shop P&L and aging, financial reports, contracts, Interac and card payments, client portal, scheduling, email triggers, the web app, and the phone app for iOS and Android. There are no AI module upsells and no per-photo or per-clip fees: no limit on photos, and video on findings is included. Report chrome can print in English, Français, or Español. We do not charge extra for almost anything you need; what’s best for your company is what we care about. The only volume fee is $2 per report after 20. Full office and inspector lists are on /guides.
Can I command Admin AI from the office?
Yes: company admins use Admin AI on the web office (Inspectors, Setup, Finance, Payments) and on the phone Office → Shop AI. Ask it to list inspectors and types, summarize this shop’s finance, check Stripe or QuickBooks, create an inspector, deactivate one, or reset a password. Writes preview first: say yes before anything is created. That assistant only sees your company. Site owner and office staff use a separate platform AI on /owner with only the site rights they already have (create, suspend, or lock a company; staff at a named company). Those two assistants do not share history. Inspectors do not get Admin AI. Public Help on this site is FAQ only and cannot run your shop.
Is there a limit on photos?
No report-wide photo quota and no per-photo fees. Shoot what the house needs: photos are included in the $139 seat, not sold in packages. Document every system without metering shots. Video clips are included the same way: record or attach on a finding, no per-clip fee. Equirectangular 360 photos look around on the report.
Do you charge extra for AI, mobile, or finance modules?
No. We do not charge extra for almost anything on the product: AI (voice fill, photo / video Analyze, and Admin AI for company admins), Your AI or this shop’s OpenAI key, live chat, inspector mileage pay, shop P&L, photos, video, report language chrome, finance reports, contracts, payments, client portal, scheduling, web, and the iOS / Android phone app are in the seat. What’s best for you is what we care about. The only volume fee is $2 per report after 20 in a month.
Can we use our own OpenAI instead of IntellectSpect AI?
Yes. Default Fill Report, Analyze, booking-from-notes, and Shop AI use IntellectSpect AI, included in the seat. On Setup → Your AI, paste this shop’s OpenAI API key to bill OpenAI directly. Disconnect to go back to the included AI. Help chat and the 855 line stay on IntellectSpect. Connect the key on the website; the phone only shows which AI is in use.
How does inspector mileage pay work?
Company admins set dollars per mile on Payments. 0 turns it off. Each inspector on the job enters miles on Conditions (web and phone). Pay is miles times that rate. Finance Pay inspectors and the inspector-pay CSV include Miles and Mileage pay. Mileage is payroll, not a client inspection fee.
Can we see P&L and aging in the office?
Yes. Finance has a shop P&L (collected income minus inspector pay, office share, and mileage), A/R aging from the inspection date, and payments by client. Inspector pay is percent, fixed, or hybrid: you pick on Setup. Escrow on Client release is a payment state, not a bank escrow account.

What happens after 20 reports in a month?
Each inspector seat includes the first 20 inspection reports that month. Every report after 20 is $2: except the first live month, which is unlimited (no $2 overage). The first three live months are $99 per inspector, then $139. A Canada company is billed in CAD plus GST/HST, QST, or PST for their province. A US company is billed in USD with no tax on that invoice. Same sticker amounts. Invoices are due on the live anniversary. Unpaid invoices suspend the shop after two days. Details are in the Shop Subscriber Agreement at /shop-agreement.
Do Canadian inspectors get CAD pricing?
Yes. A Canada company (tax region in Canada) bills seats and report overage in CAD, plus GST/HST, QST, or PST for that province (13% HST in Ontario, 5% GST + 9.975% QST in Quebec, 5% GST + 7% PST in BC, 5% GST in Alberta, and so on). A US company bills in USD with no IntellectSpect tax. The sticker is $139 per inspector per month after the first three live months at $99, plus $2 per report after 20. Inspection fees you charge clients use that same company currency, and the tax rate on Payments is what you charge those clients.
Do you charge tax on the subscription?
Yes for Canadian companies: GST/HST, QST, and PST are added on the $139 / $2 invoice using the company’s province (HST where it applies; Quebec GST+QST; BC, Saskatchewan, and Manitoba GST+PST; otherwise 5% GST). That is IntellectSpect’s tax, not the custom rate on Payments. US companies are not charged tax on seats or overage. The Payments tax rate is what the company charges its inspection clients.
